1. Who is Audley?
Audley is the trading name of Raven Audley Court Plc, a specialist provider and manager of luxury retirement projects across the UK. The Company was founded approximately 25 years ago and is a subsidiary of the publicly listed Raven Mount PLC. Further information is available at www.theravengroup.co.uk. Audley is managed by a highly experienced team with combined skills in property development, estate management and healthcare, centrally based in our head office in Staines, Middlesex. 
 
2. Are Audley developments age exclusive?
The minimum age requirement to live within an Audley development is 55. 
 
3. Do I own my new home?
Yes – each property on an Audley development is sold on a long leasehold basis, usually 125 years. It is your property, free to decorate in your own style, held as your own asset and free to sell at any stage at full market value. In this way your capital is kept intact and you are able to enjoy the benefits of a continued investment in property. 
 
4. Will I be able to stay in my home as long as I choose?
The whole ethos of Audley is to provide luxury accommodation for you as active, independent people and to cater for whatever needs you may have in the future. We would like to believe that we can deal with all of the challenges that come from growing older and we are able to discreetly adapt both your property and/or the range of bespoke services supplied to suit your changing needs. 
 
5. Who manages each development?
Rather than employ an external management company as is the case with many retirement schemes, each Audley development continues to be managed by our own in-house specialist team. This ensures that our purchasers are offered continuity and consistency in dealing with the same company from the time that they reserve their property and onward throughout the length of their ownership. Each community has a fully trained and experienced Estate Manager who oversees the day to day running of operations and co-ordinates the local staff in the provision of services such as catering, property maintenance, cleaning and security. 
 
6. To whom do I pay my management charges?
You pay your management charges monthly by direct debit to Audley as managers of the project at the end of each month. 
 
7. What is included in my monthly management charge?
General Expenses of running the estate, day to day maintenance of the buildings and grounds, regular external window cleaning, heating and lighting of all communal areas, security systems, building insurance, organised social activities and events, regular use of the minibus for organised trips, use of the restaurant, lounge/bar, library, swimming pool, gym, exercise classes, hairdressing and beauty salon and treatment rooms.

All of the charges are limited to increase only in line with inflation so that you know whatever happens in the future, the cost will not rise to an unacceptable level.
In addition to everything in the standard management charge, is a comprehensive range of additional goods services and are offered at each Audley development. These may include meals, drinks, hairdressing, shopping, laundry, cleaning etc. The cost of these additional services are all priced separately (in the manner of a hotel ‘room service’ ) and the cost added to your monthly service charge. This menu of services enables our owners to vary their range of services and only pay for them if and when requested. It is the range of services and the flexible way in which they are offered that sets our developments apart. 
 
8. What happens if major repairs are needed in the future?
Rather than make a monthly deduction within the management charge, whenever ownership of a property is transferred, a sum of money is retained linked to the number of years that you have owned the property. This will then provide a fund to pay for any repairs to both the common areas and the outside of your property and grounds. This gives each owner the confidence of knowing that they will not face hefty, unexpected bills should works become due, combined with the comfort that an ongoing provision has been made to safeguard the presentation of the buildings long into the future. 
 
9. Can I bring my pet?
Yes. Although we ask that you let us know before you move in. In normal circumstances we actively encourage pets to live on the estate. We can also arrange to look after them for you if you go away. 
 
10. Is there anywhere for my friends to stay if they visit me?
Yes. We have an overnight suite available for visitors at competitive rates.
